Important Factors About Your Seasonal & Vacation Home
When our staff meets with you to determine the type of Homeowners insurance you should be carrying on your secondary residence, there are several things we want to know:
- Location: If the home is on the coast or near the ocean or tidal water, it’s at risk for damage from storm surge or excessive winds and requires coverage to respond in the event of a loss. You may need additional Flood or Wind coverage. If you have a cabin located in the mountains, the home may be exposed to damage from wildfires and require higher policy limits.
- Property Type: The cost of insurance is also affected by the age of the building and type of materials used. We also want to know if your seasonal home is a stand-alone building, a townhouse or part of a condominium complex. If your home is part of a condo association, we want to ensure you have proper coverage including Loss Assessment insurance to respond in the event a loss occurring in a common area (pool, lobby, rec room) is not completely covered by the association’s master policy.
- Vacancy A home left vacant or unattended for weeks or months during the year has added liabilities. And conditions in your current home policy may void certain coverages. These homes have a higher risk of burglary and trespassers on the property and can sue the homeowner if injured on the property, even though they were breaking the law. Additional Liability coverage is available to protect against these types of exposures.
